Kempegowda Airport's Next Big Leap: 100 Million Passengers and What It Means for North Bengaluru Real Estate
Kempegowda International Airport is planning a major expansion with a proposed Terminal 3 that could raise its capacity to nearly 90–100 million passengers annually. Along with this, long-term infrastructure plans such as metro connectivity, terminal expansion, and an automated people mover system are being developed to strengthen overall airport efficiency and connectivity.
Currently handling over 37 million passengers annually, the airport is already one of India’s fastest-growing aviation hubs. This continued growth is expected to significantly strengthen North Bengaluru’s position as a key economic and real estate corridor. Such large-scale infrastructure development typically drives long-term demand for residential, commercial, logistics, and hospitality projects. Locations around Devanahalli, KIADB Aerospace Park, Bagalur, Shettigere, IVC Road, and other adjoining airport belt areas are likely to remain important growth zones due to their strategic proximity.
The planned 460-acre Airport City, featuring business parks, hotels, retail, and entertainment infrastructure, further enhances the region’s long-term investment potential.
From a real estate perspective, sustained infrastructure expansion around the airport continues to support long-term demand growth, making North Bengaluru one of the most closely watched investment corridors in the city.
